Real Estate Leasing Practice. A commercial lease often involves a significant investment of time and money, for both landlord and tenant. Over the span of a twenty-plus year career, Mr. Stevens has negotiated, drafted, and litigated hundreds of retail, office, ground and industrial leases for both commercial landlords and tenants. He is experienced with the intricacies of commercial leasing matters including use restrictions and exclusives, assignment and subletting, parking, access and signage rights, operating and compliance with law clauses, tenant improvement costs and construction issues. Drawing on his litigation experience, he has represented both commercial landlords and tenants in unlawful detainer, breach of lease and premises liability cases. He has also represented commercial property owners in connection with tenant bankruptcies and tenants in connection with rent reductions.
Real Estate Acquisitions and Dispositions. Mr. Stevens provides experienced, cost-effective counsel to clients in connection with real estate purchases and sales. - Million dollar plus judgment in favor national shopping center owner and developer in breach of lease action against defaulting tenant
- Successful representation of a private, for profit postsecondary school in its efforts to break multi-year commercial lease on grounds of landlord breach of covenant to repair leased premises
